Standard Operating Procedure
The following Standard Operating Procedure is provided in compliance with New York State Department of State regulations governing real estate licensees.
Client Identification: All prospective buyers and sellers are required to provide valid identification prior to engaging in real estate services. Acceptable forms of identification include government-issued photo ID such as a driver's license or passport.
Pre-Approval: Prospective buyers seeking to view properties are encouraged but not required to provide evidence of mortgage pre-approval or proof of funds prior to scheduling showings. This requirement is applied consistently to all prospective buyers regardless of protected class status.
Showing Properties: All requests to view properties are handled on a first-come, first-served basis. Properties are shown to all qualified buyers without regard to race, color, religion, sex, handicap, familial status, national origin, or any other protected class.
Making Offers: All offers are presented to sellers promptly and without regard to the protected class status of any buyer.
